Development Permits

Development Permits are required for the protection of certain lands, in particular lake properties, prior to obtaining a building permit. Click on the following link for more information on Development Permits.

Zoning

Applicants must confirm with the Planning Department that zoning corresponds with building plans. Click on the following link for more information on Zoning Bylaws.

Onsite Sewage

If the building incorporates any plumbing, a copy of the Record of Sewerage System filed with the Northern Health Authority is required. Contact information for the Northern Health Authority is:

Approval of the installation of the sewage disposal system is required prior to a final building inspection.

Site Plan

A site plan is required showing the location of the building, driveway and/or access road, property lines, accessory building and measurements from the new building to property lines. Click on the following link for a sample site plan.

Building Plans

Two sets of building plans, in metric or imperial measure, that are to include:

  • foundation plan showing footings and foundation walls
  • floor plan showing detailed layout and measurements
  • cross section showing details of:
    • footings, foundation, all framing
    • posts and beams
    • floor & roof structu

    Truss Details

    Two sets of engineer's stamped truss details and other engineer's design components in the
    structure are required. Stamped truss details are not always available when applying. Therefore,
    truss details without an engineer’s stamp can be submitted and then replaced with the stamped
    copy once available, but stamped details must be provided to our office prior to calling for a
    framing inspection.

    Plumbing Permits

    A plumbing permit is generated with each building permit that has plumbing in the plans. Fees for plumbing permits are $100.00 for the first 10 fixtures and $6.00 for each additional fixture.

    Permit Fees

    The cost of a building permit is calculated based on square footage and value of the project.

    Inspection Schedule

    The owner or agent is responsible to call for inspections at the following stages, giving the inspector 48 hours notice:

    (These inspections are mandatory, regardless of engineering.)

    Footings:

    When footing forms are complete, prior to pouring concrete.

    Foundation:

    When foundation wall forms are complete, prior to pouring. (If required, submit Engineer's Assurance on foundation prior to framing.)

    Backfill:

    When the perimeter drain rock, drain tile and damproofing is complete, prior to backfilling.

    Rough-in Plumbing:

    When rough-in plumbing is complete with water or air test.

    Pre-slab:

    After the soil and gas vapour barrier is installed, prior to pouring concrete floor slab.

    Framing:

    When framing, exterior sheathing, fire stopping and bracing, are complete and prior to any interior and exterior finish being applied. The plan-checked drawings & truss details must be on site.

    Insulation:

    When insulation and vapour barrier are completed, prior to installing drywall or other finish.

    Occupancy/ Final:

    When building is complete, prior to occupancy.(If Engineer's Assurance is required, no occupancy will be granted until the Assurance has been received.) Sewage system must be approved prior to final inspection.
